PROSEPT professional chemicals for cleaning companies

For cleaning technologists, team leaders and procurement specialists. Identify the material and soil before choosing a product and process. This guide does not replace the current product label, safety data sheet or equipment manufacturer’s instructions.

How we prepare our guidance ↗

1. Start with the material and task

Identify the substrate, coating, soil and previously applied chemicals. Broad labels such as tile, stone or plastic do not establish compatibility. Test the process on the actual material and assess colour, gloss and residue after drying.

2. pH, foam and the cleaning process

pH and foam characteristics help select a process but do not establish compatibility. Alkaline, acidic and neutral products have different roles. Use a machine-cleaning method only when both the equipment and chemical instructions allow it; do not increase concentration on your own.

3. Floors: cleaning and recovering dirty solution

Identify the flooring and protective finish and distinguish manual from machine cleaning. Textured porcelain requires suitable mechanical action and thorough recovery of dirty solution. Streaks, tackiness or films after drying can indicate overdosing or inadequate removal and rinsing.

4. Bathrooms: scale, organic soil and disinfection

Limescale, rust and organic soil require different solutions. Check the limitations of BT Bath Uni and BT Bath Acid+ before substituting one for the other. Adjacent fittings and stone may need protection even when ceramic is compatible. Never combine chlorine treatment with acid in a container or on an unrinsed surface; document the rinsing sequence.

5. Glass and textiles

Check glass for films, tinting and special coatings; use clean water and tools. OP Crystal and OP Crystal F+ are different products. For textiles, check the care label, colour fastness and permission for wet cleaning. With TX Shampoo+, follow product and equipment instructions and plan moisture extraction, ventilation and complete drying.

6. Kitchens and equipment

Manual degreasing, automatic washing, rinsing and descaling are separate tasks. PR Par+, PR Splash+, PR Smoke F+, PR Fog+ and the CK range are not interchangeable. Check the exact equipment model, manufacturer approval and dosing system, including restrictions for aluminium and non-ferrous alloys.

7. Post-construction cleaning

Distinguish gypsum, cement, adhesive and paint residues. The ability to dissolve cement does not establish safety on concrete or marble. Sources for EXTRA+ conflict on mineral substrates: do not independently recommend it for a named material; verify the current instructions with IPANDA.

8. Dosing and units

Do not confuse ml/L, percentages and dilution ratios. Check whether the dose refers to water or the final working solution. For example, a dose of 10 ml per litre of final solution needs 50 ml of concentrate for 5 L, topped up with water to a total of 5 L. This is a teaching example, not a universal application rate.

9. Cost the whole operation

Container price alone does not establish economy. Include labour, water, repeat passes, rinsing and rework risk. For a dose in ml/L of final solution: chemical cost per litre = pack price × dose ÷ (pack volume in litres × 1000). Measure actual solution consumption per area on site; concentration alone cannot provide it.

10. Cleaning and disinfection are separate regimes

A disinfection claim requires documented confirmation of the product, treated object, intended effect, concentration and contact time. Do not present cleaning doses for UN DEZ+ as a universal regime against every microorganism. Visual cleanliness, scent or shine does not prove a microbiological result.

11. Create a company operating standard

For each operation record the material, product and SKU, instruction source, dose, temperature, dwell time, tools, rinsing, drying and protective equipment. List prohibited mixtures and surfaces. Train staff on a real test area; review the method before wider use when a product, label or coating changes.

Products and instructions

Do not mix cleaning chemicals, particularly acids and chlorine-based products. Test a small inconspicuous area at the permitted concentration. Original manufacturer PDFs may be in Russian. The table uses the technical instructions already published in the English product pages.
